Repairs Are Priced by the Visit, Not by the Square Foot
A fist-sized hole and a two-foot hole take almost the same sequence: cut it square, back it, patch, tape, three coats with drying time between them, sand, prime and paint. That is two or three visits either way, which is why a national cost per square foot is close to useless here and why contractors quote repairs against a minimum callout. How to Price a Drywall Repair
Drywall repair does not price like drywall installation. A fist-sized hole and a two-foot hole take almost the same sequence: cut it square, back it, patch, tape, three coats with drying time between them, sand, prime and paint. That is two or three visits either way, which is why repairs are quoted against a minimum callout and hours rather than against a rate per square foot. This tool prices the way the job actually runs. 1. Sort the damage into kinds, not square feet
Nail pops, holes inside a stud bay, holes crossing a stud, damaged corner bead, water-damaged board. Each has a different sequence, and the sequence is what costs.
2. Put your own hours against each kind
Not a national figure, yours. Time yourself once on each of the five and you will have rates you can quote from for years. The tool asks for them rather than inventing them.
3. Count the visits
Three coats with drying time between them is two or three trips unless the patch is tiny or you are using a setting compound. Travel and setup happen on every one of them.
4. Add the texture
Smooth is the easy case. Orange peel and knockdown have to be sprayed and knocked back to match what is around them, and matching an old texture takes a test board.
5. Decide what gets painted, and say so in the quote
A perfect patch still shows if you paint only the patch. Corner to corner is the only finish that disappears, and the customer is judging the repair on whether they can see it.
6. Check the total against your minimum
On most single small repairs the hours come in under the minimum callout, and the minimum is the price. That is not overcharging, it is what covers a trip across town for twenty minutes of work.
Worked Example: a Rental Turnover
One doorknob hole in a bedroom, two smaller dings in the hallway, a run of damaged corner bead at the kitchen entry, smooth walls, the hallway repainted.

A leak upstairs, stained and soft board over roughly 12 square feet of ceiling, knockdown texture, house built in the 1990s.

What Changes Between Repair Types
The point of the table is that the sequence, not the size, is what you are pricing.

The Parts of a Repair Quote People Forget
The minimum callout
It exists because a twenty-minute repair still costs you a round trip, a setup and a pack-down, twice over. Quote it as a minimum rather than as an hourly figure over the phone.
Paint, and how far it goes
Stopping at the patch leaves a flash, especially in a sheen. Corner to corner is the honest option, and it needs to be in the quote so it does not become an argument at the end.
Dust
Sanding drywall puts fine dust through a house. Sheeting, taping doorways and a vacuum sander take time and they are the difference between a happy customer and a callback about the carpet.
Access and furniture
A hallway is easy. A repair behind a wardrobe in an occupied bedroom is a different morning.
What caused it
A hole is a hole. A leak, a settling crack that keeps coming back, or a bathroom wall that is soft to the touch is a different conversation, and it belongs in writing before you start.
Where Estimates Go Wrong
Quoting a repair per square foot
It is the wrong unit. The sequence and the visits are almost identical for a small hole and a large one, so a per-square-foot price is far too low on the small job and unjustifiable on the big one.
Promising one visit
Three coats need drying time. Unless the patch is tiny or you are working in setting compound, one visit means either a bad finish or an evening you did not charge for.
Painting only the patch
The customer can see it, and as far as they are concerned that is a failed repair. Either paint the wall or agree in advance that they will.
Starting on water damage before the leak is fixed
The repair will fail and the callback is yours. Fix the source first or make it explicit that someone else is doing so.
Disturbing an old popcorn ceiling without testing it
In a house built before the early 1980s that material should be tested before anything is scraped or sanded. It is a separate cost and it is the owner’s decision to make.
Drywall Repair — Common Questions
How much does drywall repair cost?
It is priced by the visit rather than by the square foot. A small hole and a large one both need cutting back, backing, tape, three coats with drying time between them, sanding and paint, which is two or three trips either way. What moves the number is what caused the damage, whether the hole crosses a stud, whether there is a texture to match, and whether the wall is being repainted corner to corner so the patch stops showing.
Why is there a minimum charge for a small hole?
Because the trip, the setup and the pack-down happen whether the hole is the size of a fist or the size of a door, and they happen on every coat. The minimum covers the visits; the hourly rate covers the work once you are there.
Can a drywall repair be done in one day?
With setting-type compound and a small patch, sometimes. With ready-mixed compound and three coats, no, because each coat has to dry before the next one goes on. Anyone promising a same-day finish on a large patch is planning to cut a coat.
Do I have to repaint the whole wall?
If you want the repair to be invisible, yes. A patch primed and painted on its own will flash under most lighting and in any sheen above matt. Say this at the quote stage rather than after the work.
How do I price matching a texture?
As its own line in hours, because it is a separate skill and a separate visit. Spray it on a test board first and let the customer see it against their wall, especially with knockdown.
What about water-damaged drywall?
Two jobs, quoted separately. Finding and fixing the source comes first, then cutting back to material that is genuinely dry, which is always further than the stain suggests. Insulation and framing get checked before anything closes up.
Is it cheaper to skim a whole wall than patch it?
Often, yes, if the wall already carries several bad repairs. Chasing a dozen patches takes longer than a uniform skim coat and the result is better, so it is worth pricing both and showing the customer.
